House Rules

We kindly ask that you respect our house rules to ensure that we are good neighbors to the community. While we hope it will not be necessary, please be aware that violating the house rules may result in removal from the property at the guest’s expense. If you have any questions or concerns about our house rules, please do not hesitate to contact us by sending a message.

Early Check-In: We acknowledge that certain guests may wish to arrive before the standard check-in time, and we are happy to consider accommodating early check-in requests when circumstances allow. It’s important to be aware that early check-in is contingent upon availability, and we may be unable to fulfill your request if the property is not yet prepared for occupancy.

Moreover, please note that opting for an early check-in incurs an additional fee of $25 per hour. We appreciate your understanding and flexibility, and we look forward to providing you with a comfortable and enjoyable stay.

Late Check-Out: If you’d like to request a late check-out, please make your request at least 24 hours before your initial check-out time, subject to availability. There is a fee of $25/hr. with a maximum check-out time of 12nn. This fee helps compensate our cleaning team, who follow a strict schedule to prepare the property for the next guests. Please be aware that if guests do not check out by 10 am without prior approval, a $50 charge will be applied to the credit card on file to avoid disruption to our cleaning schedule and future guests.

Quiet Times: We observe quiet hours from 10 pm to 8 am daily, as is typical in most communities. We kindly ask that during these hours, you keep noise levels to a conversational level and avoid playing loud music or movies to respect the peace and privacy of others.

Security Cameras: To ensure the safety and security of all guests, Ring Cameras are installed at the front of the compound on the left and right (entrance), facing away from the casitas. These cameras are active 24/7 and will record outside video, audio, and motion.

No Parties: To ensure that all residents can enjoy a peaceful stay, we have a strict no-party policy. Any disturbance to other residents will not be tolerated. In the rare event of a warning from your host or a complaint from a neighbor, you may be asked to leave at your own expense without a refund, and a fine may be imposed. If necessary, we will utilize local law enforcement to enforce this policy.

Smoking Policy: Our community is a smoke-free environment, both indoors and outdoors, including patios and the surrounding building areas. Smoking, including the use of vaping devices, is strictly prohibited. If any evidence of smoking is found, a $250 fee per occurrence will be assessed.

Dog-Friendly Policy: We recognize that dogs are cherished members of your family and we are pleased to welcome them to our community. However, please note that only dogs are permitted, and exclusively at casitas 4, 5, 6, 8, E, F and H. To maintain a secure and comfortable environment for all guests, we kindly ask that you declare your dogs and obtain prior approval, with a limit of 2 dogs per stay per casita. Please note that we collect non-refundable pet fee of $50 per pet per day.

As responsible pet owners, we expect you to keep your furry friends on a leash or properly secured at all times, pick up after any potty accidents, and ensure that excessive barking does not disturb others. In the event that undisclosed pets that are not dogs are discovered, pet fees will be doubled.

For dog friendly casitas, we provide dog waste bags on the back patio, and we kindly ask that you pick up after your pet(s) and properly dispose of their waste. Thank you for your cooperation in keeping our community clean and comfortable for everyone.

Professional Photo and Video Shoots: While we encourage our guests to share their stay on social media, commercial shoots of any kind are not permitted on our property. Please note that the use of professional equipment or the intent to profit from the content is considered a commercial shoot. We appreciate your cooperation in respecting our policy.

Packages/Mail Delivery: For your convenience, we kindly ask that you do not have any packages or mail sent directly to the casita. We are not responsible for receiving, lost, or undelivered packages. Thank you for your understanding and cooperation in this matter.

Recycling/Trash Bin: Toss your trash & recycling by the entry sign on the NW side.

Unauthorized Guests: To ensure the comfort and safety of all our guests, we kindly request that the number of guests in the casita matches the number of guests on your reservation. If you are expecting additional guests, please update your reservation accordingly. Please note that there is a charge of $50 per undisclosed guest per night. Thank you for your cooperation.

Third-Party Bookings: To avoid any confusion or misunderstandings, please note that the name on the reservation must match the guest who will be present for the duration of the stay. Third-party bookings are not permitted. Thank you for your understanding and cooperation.

Excessive Cleaning: We want you to have a pleasant stay, but please be considerate of our cleaning staff’s time. Our professional cleaning team follows strict OSHA and CDC guidelines to ensure that your accommodations are clean and comfortable. In the event that excessive cleaning is required and takes longer than 2 hours after your visit, an additional $80 fee will be charged to cover the cost of extra cleaning. Thank you for your cooperation.

Device Tampering: Any attempt to tamper with, block or disconnect any devices such as the Wi-Fi router, Smart lock, or any other devices will result in an immediate termination of your stay with no refund and a fine of $250.

Gas Furnace Usage: In line with our commitment to energy conservation and in accordance with local regulations, we have specific periods for the use of the gas furnaces in the property. Please note that the gas furnaces must not be used from May 15th through to September 15th. We ask you to respect this rule and understand that it is for the collective good and the safety of all. During these warmer months, alternative cooling methods such as fans and air conditioning units will be available for your comfort.

Security Deposit: To confirm your booking, we will require a security deposit ranging from $300-$1,000 to cover any incidentals. This deposit will be placed on hold on your credit card and will be released after you check out (usually within 3-5 business days).

Laundry Services: We understand that our guests may have laundry needs during their stay. We offer laundry services for a fee of $40 which includes wash, dry, and fold. If you would like to avail of this service, kindly inform us in advance to schedule it. We endeavor to provide quality service and ensure your clothing is handled with care. However, we do not take responsibility for any damage or shrinkage to clothing. Please separate whites from colored clothing and ensure pockets are empty. We appreciate your understanding and cooperation.

Rental Agreement: After booking, guests will be required to sign a rental agreement.

Liability: By booking with us, you agree that we are not liable for any injuries, lost items, or accidents that occur during your stay, whether inside or outside of the casitas and common areas.
